STRATEGY # 5 – PICK A SOCIAL MEDIA PLATFORM OR TWO FOR YOUR CONTENT PLAN

This week our discussion points include your website and social platforms.

You should decide which platforms will accomplish your goals.  
Using the content grid will guide you on what to create or produce on your website.

So where should you post?  Your website should be the starting point. 

 

REPOSTING

There are a variety of platforms for re-posting tips, local information, open house announcements, new listing videos, client testimonials, pictures, and human interest videos and community videos.        

You should drive everything back to the Hub of your business which is your website.  Start with your website and drive traffic back to it. 

Choose one or more platforms to re-post tips, information/blog/video.

Instagram.com
Twitter.com
Pinterest.com
Snapshot.com
Periscope.com


Facebook and Linkedin are 2 good places to start for REALTORS.

Instagram is owned by Facebook and so advertising is easy.  Instagram is going to open a business platform so we will see what that offers in the coming weeks.

Facebook, Instagram, Twitter, YouTube, and Linkedin have staying power.  Many social networks appear and start out hot but then fizzle out.

You do not have to be on every social media platform. 

These platforms are owned by their respective companies, keep in mind that they could disappear at any time. 

You own the assets on your website and you won’t lose them. 

Facebook’s user base continues to skew older and there are less teenagers using it now.  There is more opportunity to reach potential clients. 

If you want to target agents for referrals, Linkedin is an excellent place to reach them. 

Instagram is explosive with photo and video sharing.  Why pay for a TV spot when you can make a genuine engaging video with your smart phone?
 
You can add personality and creativity and stand out in that social setting.
 
You can advertise on Instagram with your landing pages and drive traffic to your website just like Facebook.

And remember - Instagram is going to have a business platform.


RECOMMENDATION: Start with these 3:  Linkedin.com, Facebook.com, Instagram.com .

YOUR DATABASE – LISTS

You can import sellers, buyers, investors, agents, past clients, and the list goes on. 

This feature is useful for lead generation strategies using Facebook.

You can TARGET your audience when advertising when you use your landing pages for lead generation and/or staying “Top Of Mind” with your past clients.

EXAMPLE:  Target Home Owners by posting your landing page from your website to your Facebook business page.

You can boost it for $5 a day and target their "location" and audience based on their "interests".  

You can also use the picture on your "what-is-my-home-worth" landing page for a Facebook Advertisement.


Advertising gives you more options for targeting. 

FACEBOOK – Tip From Katie Lance 

How should you use your personal Facebook platform?

You have to have a personal page in order to have a business page.  So manage your personal page with the tips from 
STRATEGY #2- Reputation - LinkedIn and Yelp and Facebook and YouTube .

Do what is comfortable for you.  Our social media consultant, Katie Lance, posts at least once a day and 80% personal with 20% business on her personal page.

Katie has a rule that she does not friend anyone on Facebook that she has not had an actual conversation with. That could mean she had a conversation with them on Periscope or Twitter or in real life or email.
 
Basically, Katie must have a reference from somewhere.  That is because she uses her personal page for her personal life with photos of her family and special moments of her family life.  Friend requests that she does not friend, become followers.  Followers see only what you share publicly.

Your website videos can be put onto your YouTube Channel or Facebook.  Facebook is now competing with YouTube in the video world.

You can do live Facebook videos and Facebook will put them on Instagram.  Facebook owns Instagram!
